Leaking Atrium Roof Repairs and Proper Cleaning

Common Problems:
Poor fitting this is one of the most common problems with roof and curtain wall related leaks. When I suggest poor fitted this can stem from the original manufactures and fabrication quality control procedures or a lack of adequate training. Contractors also play a major part in the chain of events with poor fitting procedures.

Atrium roof leak causing damage to flooring, this was two problems in one and could so easily been prevented. Firstly the roof had had a number of double glazed units replaced over its time, however the new replacement units were of a different size from the originals this we discovered to be part of the leak problem, who ever replaced the double glazed units were not familiar with the design of the roof or simply overlooked the step in the system thus making the units 30mm to small and with time and weather elements the leak started. Another problem with this roof was that the Teleflex operating system had not been serviced and maintained regularly thus the roof lights were not pulling close tight enough to prevent leaks.

How did we solve this problem, we remade and refitted the said double glazed units to the correct size (this also meant stripping down the roof light) we then serviced all the Teleflex operating gearing.

Below is a very good example of the kind of problems that we encounter when called to investigate and repair leaking atrium roofs. Faults are very often down to improper installation and/or a fault in the manufacturing process.

2 x damp patches, evidenced by stained plasterboard

Internal moisture readings prior to testing indicated areas as dry, with readings of
approximately 40-45. (0-dry 100 saturated)

Weather conditions: Dry

Findings

Water manifested directly below the ridge then migrated down internal frame. Similar results at all locations.
